People often think an appraisal only answers “What is the house worth?” Depending on the loan program and property, the lender may also need the property to meet applicable condition or eligibility requirements.
Does the value support the loan?
A lender uses the appraisal to help determine whether the property provides sufficient collateral. If the appraised value comes in below the contract price, the deal may need a price change, additional buyer cash or another solution.
Is the property eligible in its condition?
Serious deficiencies affecting safety, soundness or structural integrity can require correction under some mortgage rules. FHA and VA programs also have program-specific property requirements.
What does the lender require?
Loan type matters, and individual lenders can have underwriting requirements too. A house does not “pass financing” under one universal checklist.
Condition problems can become financing problems.
Cosmetic ugliness is not automatically a deal killer. The bigger concern is a property with defects significant enough to affect eligibility, safety, soundness, structural integrity or the lender’s collateral decision.
Foundation / structural concerns
Major structural deficiencies can trigger additional review, repair requirements or make the property ineligible for certain financing until corrected.
Failed systems and major damage
No heat, severe roof problems, significant water damage and other major defects can make a financed transaction more complicated depending on the program and lender.
Appraisal comes in low
Even a property in acceptable condition can hit a financing problem if the lender-supported value does not support the contract terms.
You may not learn about the problem on day one.
A financed buyer generally needs time for loan processing and, in many transactions, an appraisal. When a condition or value issue surfaces after you are already under agreement, the seller may have to decide whether to repair, renegotiate, extend the timeline, find another solution or put the property back on the market.
